Home inspections, performed as a condition of the offer, can sometimes be deal breakers. Sometimes this is because the buyer simply gets cold feet during the inspection. Other times, the inspection uncovers a major problem that even the seller didn't know about.

Many times a home inspection will reveal items that should be repaired immediately. A seller's pre-inspection allows the seller to repair the problems prior to putting the house on the market. This proactive approach can help the agent and the seller avoid renegotiation and last minute repair hassles once the offer has been made.
Potential health effects and symptoms with mold exposure include allergic reactions, asthma, and other respiratory complaints. Molds can be found almost anywhere in your home. They can grow on virtually any substance, providing moisture is present. Mold can grow on wood, paper, foods, and even in your carpet.
Molds, even in small amounts, can cause: Skin rashes, sinus infections, respiratory problems, upper and lower respiratory infections, fatigue, headaches, trouble concentrating, memory lapses, confusion, mood swings, anxiety, depression, chronic aches and pains, digestive problems.
Common places mold can be found: kitchens, bathroom vanities, underside of carpets and pads, on the walls behind furniture, ceilings, inside your walls, inside air conditioning units, clothing. and food.
Mold testing is done by either a swab (for visible mold) or an air sample (for non visible mold). Typically, at least 3 samples are necessary to give you complete results. Our inspectors will inspect the home and determine the best type and quantity of samples that will be needed for the best results. Mold testing results can be returned in as few as 24 hours.
